Q: What Is Home Staging? A: Home Staging is a powerful marketing technique that involves maximizing your home's potential which results in an immersive and captivating experience for potential homebuyers and capitilzes returns. This can be done by simply decluttering the place or by bringing furniture and accessories in. Services needed depend on the home’s unique features and requirements. Our team starts every project with an initial pre-listing consultation to develop a tailored plan to meet your needs. With a keen eye for detail, we carefully evaluate your home and provide suggestions for updates and improvements.

Q: Why should I have a pre-listing consultation done? A: A professional home stager will provide you with an unbiased review of your property through the eyes of prospective buyers. We are constantly up-to-date with what buyers are looking for in today's market as well as bringing forward all the years of experience and knowledge we have gained in having the best possible outcome.
Q: Do I have to implement all recommendations from the pre-listing consult? A: You don’t have to do any of them, should you choose! However, the more you complete, the better your chances are for maximizing the sell of your home. We understand that some of the recommendations may not fit your timeframe and/or budget, but we do suggest that you aim for a minimum of 85% of all suggestions. All recommendations provided are based on our knowledge of buyer expectations and the adjustments that will best appeal to them. How much you choose to do is up to you; however most of our clients implement approximately 90% of our recommendations with proven results.
Q: How much will it cost to stage the house? A: Since every home is unique, it is difficult to estimate the investment needed to properly prepare and showcase the home prior to viewing it. We will create a custom staging plan for your home, and prepare our estimate accordingly. We generally recommend full staging as partial staging can provide gaps that create a distraction for buyers and leave uncertainty with undefined rooms. For vacant properties the absolute minimum investment for a basic staging should be estimated at $2,800.00, but depending on your property’s unique needs may be as high as $4,500.00. Our basic vacant staging includes primary bedroom, living room, kitchen, and bathrooms
Q: How much will I make on a staged home vs a non- staged home? A: According to the National Association of Realtors, after going through staging process (packing, repairs/improvements and showcasing) the potential return is $400 per every $100.00 you invest.
Q: Should you leave a room vacant? A: A vacant room actually looks smaller than a room with the appropriate sized furniture, lighting, colour, layers, and focal points. Statistically only 10% of buyers can visualize what the room can look like and if their current furniture will fit.
